Subject: North of Chieftain way commercial units

We are moving in soon to our new house in Chieftain way and a bit concerned about this planning permission we saw for the north of Chieftain Way, the status is still pending but can someone tell us if this is likely to be approved and if we can have a say on this (i.e. object on it!)?

If for some reason this will be approved, what do you think would be the worries for us residents living near the area?

Vito - glad to have you (nearly) on board...

There's general indication that the planning application for the commercial land to the north of Chieftain Way will be refused, but it's by no means certain - feel free to register your concerns through the South Cambs planning web site...

The specific concerns that were raised by Impington Parish Council were:

  • The openess of the parking area makes a nice raceway for all sorts of anti-social behaviour (a concern that was echoed by the police)
  • There are some hidden areas that may allow congregation of people and anti-social behaviour to fester
  • The commercial buildings along the edge of the A14 are only two stories high and may offer insufficient noise protection once the noise barrier is removed

Does that mean that the fence is being removed eventually, or have i mis-read that??

TomF, I understand that the fence will be removed at some later date. I'd heard (can't remember where) that it would be when the buildings and trees were there to provide a sound barrier.

It is certainly 'expected' that the majority of the fence will be removed at some stage.

The section from the east end (by the Guided Busway) to about the east end of Topper Street Play Area is intended to be (semi) permanent and will remain.

The section from Topper Street Play Area to the A14 junction at Histon will be removed once satisfactory building infrastructure is installed along the A14 edge of Orchard (Arbury) Park. By "satisfactory", it is mean that the buildings will act in place of the noise barrier.

Be aware that it's quite likely to be 2-3 years before there are buildings in these locations as the demand for commercial property is in a slump like the residential housing market. As and when planning applications are submitted for these commercial areas, the community council will give significant consideration to the effects of noise. And of course any member of the public can also comment on a planning application.

At this stage, I think it's a 'possible' problem that we should be aware of and investigate/challenge as and when it becomes a 'probable' problem.
