Does anyone know if the maintenance company is operating around Iceni Way/Buttercup Road?  When I bought the flat I was told of maintenance charges and ground rental...but I haven't heard anything since and am a bit worried I may be accumulating a big bill!  But i haven't seen any sign of maintenance people - my car port hasn't been cleaned out and the stairwells are really dirty.

Anyone know anything about this?!

Alexa - if you bought the property from Persimmon, then the management copany details are in your TP1 contract which your solicitor should have copied to you.

The company is Solitaire Property Management Company Ltd, Clinton House, High Street, Coleshill, Birmingham, B46 3BP.

If you bought from Places For People or bpha then I don't have the details, but I would imagine that the house contract documents should have this info in.

Personally (having bought from Persimmon ourselves), we've seen nothing of the alleged maintenance and I suspect it's just money for old rope. I have previously contacted them about a couple of issues but never received a response...perhaps you could update this thread if you hear anything? You should certainly complain to the Persimmon sales office...I just got the brush off from them on my issues, but you may fare better!

Perhaps other people in the Persimmon parcel would like to join forces to make Solitaire do their job?

I've tried to contact them a few times bit never got through. I live in an apartment in Buttercup Road and now that all the apartments in the building are sold, they've not cleaned the place since. Must be at least 2 months now, whereas was weekly before! Agree about service charge - not paid anything for over a year - we're supposed to get a bill twice a year! Let me know how you get on?

My husband and I received a letter a few weeks ago for a maintenance charge of £160 per year for a management company for Laing (Tayolr Wimpey) homes. Having checked our original agreement - we bought a house on Circus Drive- they told us there would not be a maintenance charge. Then, regrettably, our solicitor failed to mention there was a byline in the contract that said we might be subject to a charge. We havent paid it yet as we asked for a breakdown of the expenses and they never emailed it to us. We are pretty gutted to have found out this way as apart from one street light in the car port area we cant figure out that we have any other communal bills. It might have to be the start of a long battle with Laing but we're tired of having to push another issue. Also, we have never seen any sign of maintenance in the area. On another irksome point - someone took our black bin last week - so we had to report that as stolen (after an unsuccessful search to see if anyone had taken it in by mistake).

Also, we now would like to come to some community meeting to be kept up to date with all the changes if you could let us know Nick when they are?

Lela - we had a Residents' Forum the weekend before last, so the next one won't be until November now...however, there are gong to be various meetings during October on the roles and responsibilities of the new Community Council, so come along to one or more of those and we chat about things?

On the maintenance front, we have to pay for planned maintenance of some shared parking area...it's possible that your maintenance costs cover the street light plus the tarmac/block paving of the car port area? Whatever, it should be clear in your deeds, and should be clarified in the invoice. I don't see why you need to pay until this is cleared up? It would probably be worth chatting with your neighbours to see if they feel the same?

Best to put your house number /street name on your bin ;)

BTW - I'm collecting anonymised copies of the different title deeds from across the site - if you'd be prepared for me to have a copy of yours (less the personal details), it would be useful as a reference to understand the key responsibilities of both partners in the covenants. I don't have one from a Laing home yet...

We too have concerns about the management company not doing any repair work to the car port area by Chieftain Way/Topper St/Neal Drive.

We do, however, have a detailed breakdown of where the money (approx £160) goes each year.
