I need everyone's contribution to a list of issues with Orchard (Arbury) Park...and very quickly please (by Saturday morning ideally!!)...

Preferably issues related to the development, building, lack of facilities, state of the site etc...and please be as specific as possible...

For example:

  • Parking on the pavement/safe route on Central Drive
  • Bins being left on the street all week
  • Verges being used by the builders as dumping grounds along Central Drive (and elsewhere)
  • Low ceiling height in the community centre
  • Pavements not being finished making them dangerous
  • Roads not being finished
  • Roads dirty and drains blocked
  • Grass on The Circus in poor state since being laid
  • No grounds maintenance on undeveloped plots
  • Verges along Kings' Hedges Road overgrown and untidy
  • Guided Busway area overgrown and untidy
  • Insufficient on-street parking
  • No post box
  • No shops

Please feel free to let your concerns run wild...

Citi 4 still does not come through Arbury/Orchard Park.

Water collects/floods where Topper St joins the car port area behind Chieftain Way.

No pushchair friendly pavements (possibly because they have no been finished yet?)

Insufficient pedestrian corssings over Kings Hedges Rd.

The access to the pedestrian crossing near Buchan St is overgrown.

Temporary bus stop in high grass on Kings Hedges Rd. No pushchair/disabled access.

Insufficient rubbish bins.

Speed at which cars race around Chieftain way- very dangerous including builders vans!
No safe crossing for school children crossing ring fort road.
I dont know if anyone else is bothered by this but that bloody sandwich van!!!!! that plays music in the morning for the builders! (not a releated to development issue i guess though)
No litter picking in communal areas and hasn't been since april!
Car parks in residential areas filled with commercial vans.
No shops is a big one really.
No community centre:( where are we all supposed to meet and get the chance to build a community?

Issues:

No Cable TV/Broadband.

Unfinished Sidewalks/pavements (Graham Road, Topper Street)

Bus #4 still diverted to Kings Hedges, where there is no real bus stop.

No Pedestrian Crossing finished across Kings Hedges at Graham Road.

Trees planned along pavements have never been planted.

Still no shops/restaurants/pub.

"Service" buttons don't work on door intercom/buzzer thing.

There are some deep (~1m)  trenches cut through sidewalk/pavement, such as on Topper Street at Graham road (Been there for months), and on Starr End. 

Lack of Post Box on site.

As well as the issues posted my top issues on Arbury Park are:

Very unsafe site for children, builders waste materials everywhere and I have seen discarded building materials used as toys/weapons by children.

At the playground I have seen kids pulling up plants, jumping over and standing on the fence to save walking around to the gate.

Weeds (and litter!) growing everywhere on unfinshed plots, completely unkept.

LAPs still unfinished indeed some not even started yet, i.e. the one at Graham Road is just weeds.

Lack of community centre, this is ridiculously late.

Many Satelite dishes without planning permission, lack of enforcement by SCDC.

Bins left out on streets, this is against the covenents to the houses.

Streets and pavements unfinished, which is both unsightly and dangerous.

In many areas parking places are not marked specifically to the owner of the space. This can lead to arguments and friction between neighbours, which has happened on many occasions and has led to one resident moving out.

STRANDED

I have a lad who uses a wheelchair. Though we now have an accessible home, we don't have an accessible area. There are no dipped curbs and the curbs around Orchard Park  are dangerously high. So this means he has to use the roads, which again is dangerous.  The solution would be temporary ramps made of tarmac to be put in certain places. Also the pavements need to be finished.

We need lighting in the bin stores.

We need door buzzer on both doors of the flats as to only one. which is on the wrong side of the building to the address in chambers drive.

We need better street lighting

wast land need to be cleard and made safe.

All builder rubbish needs to be removed.

Street Lighting poor or non-exsistant

Smelly,dirty bin areas

Un-lit bin areas - ?unsafe as the evenings get darker

No cleaning of comunal areas ie stairwells and corridoors in Chieftain Way flats

Spotted rats on waste land i Chieftain Way

No gardening being done

Yes i agree totally about the catering van, if i know what tims it comes round surely the builders do! Does it really have to play that blasted tune!

Fly tipping happens at the drop of a hat around Circus Drive and the area where the shops are supposed to be.
The builders have rubble and building materials outside their fenced areas - probably making fly tipping more appealing.
Lack of street lights on the main roads - combined with uneven and unfinished pavements makes it almost dangerous to walk to the main road at night. And especially to get to the bus stop.

hin nick just wanted to say hi we will be in central ave in late oct bit concerned of crime read about,we in crime related area now,dont want to jump out of frying pan...etc also disapointed no cable broadband can you get sky broadband on orchard park or which providers are available there.thanks mr ashworth s

Tazzy - I don't believe there are any urban areas that are truly crime free - Orchard Park is currently a little more vulnerable than hoped because it is only partially completed. This means there are issues with undeveloped open space and building sites that are attractive to people we'd rather not attract - it also means that there are only about a third of the residents living here that are ultimately planned, meaning there is less natural security from lots of people being around, and finally we are suffering from (unnecessary) delays in finishing from the developers so are still having issues with street lights not being powered up.

Once all these issues are addressed, things will be much, much better - in the meantime we just have to keep vigilant and work hard to keep our community safe!!

There is little hope of us ever now having cable broadband - I understand that this was a decision by Gallagher who would have had to pay something towards the initial cost of cable laying. I think this is short-term, cheapskate thinking, to the detriment of the residents, but is a commercial decision and as such out of our hands.

All the usual ADSL broadband suppliers are available (BT, Tiscali, etc as well as Sky I presume, although I don't use them) although as we're on the Science Park exchange, we're not yet enabled for 20Mb broadband...that is slated for 2011 at the earliest apparently.

Hi. Can I also add, that even as the victim of crime - I cant believe it is much worse here than anywhere else. It probably is aggravated by the lack of street lights at the moment but, having spoken with Laing over the weekend, I know Gallaghers are being asked for all sides to get them working. So from my perspective, its a matter of hanging in there - making sure problems are bought to the attention of the relevant parties and I'm sure everything will get there eventually. Having people like Nick around to help is more than most communities get.

Why can't we use the graffiti art from the banana beach to cover the vandalized windows in front of the community centre? It would send a message to the vandals that we care about the community centre, would stop the windows from getting worse until the community centre is handed over to IPC and the windows are fixed.

Community centre should have been opened in November 2007; it’s a disgrace that it's still not open. Ceiling height in meeting rooms too low, if not fixed, this will seriously restrict the activities that can go on there.

The lampposts on Central Drive clearly state no parking on the pavements and yet residents are ignoring these signs. It seems to me that these signs are not enforceable. There are no repercussions.

We have asked for planning permission for a conservatory on the back of our house, which has been withdrawn, which means we can build, but because our neighbour has objected, we have a covenant on our property stating that we cannot build for 5 years (May 2012)!!! However, the same neighbour (and others locally) have satellite dishes that they haven’t got planning permission for; these residents have flouted the covenants! The builders have not enforced these covenants! Are they worth the paper they are written on? Can somebody find out?

Bins must be kept on property boundary unless it's bin day (stated in another covenant) it is unsightly and is sometimes an environmental health issue.
In Graham Road, we have 100% occupancy and yet the LAP has not been landscaped. When will this occur? Who do we approach to sort this out?

I agree wholeheartedly with Nicks' and other peoples' issues to do with Orchard Park!

What is an "LAP" in the context of Graham Road?  The Public Open Space on Topper St. at Graham Rd. has been, to all appearances, completed...  The pasture on the opposite side of Graham road has not been landscaped, thankfully.  It is so nice to have a tiny bit of wildlife in the middle of a suburban setting, if it were up to me they wouldn't touch it at all (except perhaps to get rid of the brick shed, or, if it is a key piece of infrastructure, plant some trees around it to hide it).

Lu3ke - The Local Areas of Play are small landscaped areas amongts all the parcels - there are 13 in all and 4 or 5 of them will be significantly landscaped...ie with seating and other peices - the rest will just be grass and some plants probably.

Where is that going to be? Is that the un-built on area behind Graham road? (I don't know what the road that runs behind Graham road is, or even if it has a name)

Yes - Graham Road is also the piece of road that runs in to the Wimpey parcel and then turns right to join back up wth Topper St.

Tha patch of land is just waste ground at the moment, right in the centre of the Wimpey parcel.

I live on Graham Road at the corner with Topper Street, and there is a trench cut into the pavement... It is about a metre deep and maybe a 1.5m long. They dug it several months ago, and it has just been sitting there, open, with "temporary" orange safety barriers around it since then. Are they every going to come fill this thing back in? Or are we expected to get a shovel and a wheelbarrow and top it up ourselves? As it is, it seems like it is gradually just filling with litter.

While on the subject of weird pavement issues... What is it with the access ramps? That is, a few months ago they came throug hand tore out all the kerbs on the north side of Topper St (at Graham Road) and replaced it with new, higher kerbs, and repaved the sidewalk. As part of this process they installed what are apparently intended to be some sort access ramps periodically along the kerbline. However, this lower "ramp" section is only barely, MARGINALLY lower than the rest of the kerb. Maybe a couple of cm lower, but still a good 10cm or more above the street level... which means that they are completely useless as access ramps for prams, wheelchairs, bicycles, etc. What gives? Unless they're planning on building up the streets another 10cm or so, whch seems unlikely, as that would leave all the storm drains and manhole covers 10cm below street level....
